
As first reported by the Jamestown Sun, beginning mid-May, the Riverside Cottages project will transform Jamestown’s Gardenette Homes, originally built in 1972, into modernized housing. Led by CommunityWorks North Dakota and Stride Development PBC, with Lewis & Clark Development Group’s Brent Ekstrom as executive director, this $48 million three-phase project will convert 168 single-bedroom units into 150 units offering one-, two-, and three-bedroom options across 42 buildings. The renovation aims to create net-zero carbon homes using federal energy tax credits, Low Income Housing Tax Credits, and North Dakota Housing Incentive Fund. The project includes solar panels and high-performance HVAC systems to reduce utility costs. Current tenants will be temporarily relocated on-site during renovations. Great Plains Housing Authority’s David Klein notes this development continues revitalization efforts in Jamestown’s southeast corridor, addressing the city’s housing shortage with its under 2% vacancy rate.
